Itaewon is a hilly area situated near the U.S. Army's Yongsan base at the center of Seoul. There are many bright and cozy houses and gardens in this area, as well as apartments. Many foreign embassy people reside here as well. The area is close to Grand Hyatt Hotel, Seoul Tower and Namsan Mt. There are several international schools in the area. School bus services to Seoul Foreign School and Seoul International School takes about 50 minutes. There is transportation (between Subway Line 6 Noksapyung and Hankangjin) and shopping center in the vicinity. The downtown area is only 10-20 minutes by car. There are also parks along the river. Guard boxes stand on the main roads, but each home retains the services of a private guard.
Hannam-dong is a residential area featuring mostly homes with many high quality brand new villas. Homes are suitable for Western style living. Many high-ranking Korean officials and foreign ambassadors live in this area. Most residents hire their own guards since this area is not a compound. The German School is located in this area. Shopping is done just up the hill in Itaewon. The city center is 5-7 km distant or a 10-20 minute drive by car. Bus service is very convenient and a newly opened subway Line 6 Hankangjin Stop. and Nat'l Load Way Hannam Stop.
U. N. Village is at one end of Hannam-dong. There are large, luxury villas and new apartment complexes with fantastic river view in this compound, which is patrolled by area guards.
This is a pleasant and convent residential area located east and west of the ice house which for years was used to store blocks of ice from the mountains. A lot of 3-4 story apartments have been built recently. The houses are large and generally have gardens. Many foreign embassies and ambassador's residences are in this area. Guards are employed 24-hours a day an their salaries are paid by the residents. All schools have bus service to this community.

 

 

This community is located in the southern part of Seoul. Bangbae-dong, one of the oldest expatriate enclaves, is popular with foreigners, especially the French prefer to live. There are many Western-style houses, villas and apartments. The French School is located here and School bus service is available for both Seoul International School and Seoul Foreign School. It is close to shopping center and to the subway Line 2 Bangbae stop and Line 3 Seoul Nat'l Education Univ. stop.
North of the old Capital building and Kyongbok Palace, this community has a suburban flavor. There are lovely homes with tiled roofs in this hilly, fresh air, wooded setting. Although school buses service this community, public transportation is not convenient, causing some families to forego the beauty of the area for something more central. The city center is 5 km distant, a 10-20 minute drive by car.
  Located on the northwest side of Seoul, about 20 minutes by car from downtown, this area is somewhat less expensive that the Hannam-dong and Itaewon districts. Houses are fairly large. There are playgrounds and hiking areas nearby, as well as the Seoul Foreign School.
  South of the Han River, these communities, with their Western-style houses and apartments and their convenient public transport, are attracting foreigners. Subways provide access to down town in minutes. The best hotels and shopping center are also located here. Seoul Academy center and Seoul International School area nearby.

  This system is commonly used in foreign residential market in Seoul. It requires advance payment system of the monthly rent for more than 1 year without deposit. The owner is responsible for maintenance and repairs related to the Premises.
 
  • Payment Methods :
    A down payment (10% of total rental) is to be made upon signing and the rest of total rental should be paid on or before move-in date.

  • Rent Guarantee :
    Kun-mortgage for prepaid rent is installed in order to secure to Lessee the payment by Lessor of any amount, which the Lessor may be obligated to refund or pay to Lessee pursuant to the Lease Agreement. If the Lease is terminated prior to expiry date, the Lessor shall refund unused portion of prepaid rent to the Lessee
  The Key Money system is one of the traditional rental options in Korea. When making a contract, you have to pay 60 to 70 percent of the value of the house as deposit. There are no monthly payments. This whole Deposit amount is to be returned to the Lessee upon termination of the Lease. In general, the Lessee is responsible for maintenance as it is.

    A down payment (10 percent of deposit) to be maid at the time of contracting, the remaining 90 percent of deposit when actual moving in.


  • Deposit Guarantee :
    Key Money Registration for whole deposit is installed in order to secure to Lessee the payment by Lessor of any amount, which the Lessor may be obligated to refund or pay to Lessee pursuant to the Lease Agreement.
  This is the payment on a monthly basis with a deposit. The deposit amount is about 3 months rental or more. Monthly rent is to be paid on the fixed date of each month. The deposit is refundable to a Lessee upon the expiration of the Lease. In general, a Lessee is responsible for maintenance.

  Ordinary houses are usually on the private property with a garden or yard. Single family houses are usually quite large and have a small mid-sized garden. The House size is generally from 70 to 100 pyung (231 to 330 square meter) living space and 100 to 300 pyung (330 to 990 square mter) for the whole land space. They have 3-5 bedrooms and 2-4 bathrooms. The merit of individual houses is that you have peaceful life and privacy comparatively. Occupants are totally responsible for the security matter. This type of house is easily found in the Itaewon-dong, Hannam-dong, Sungbuk-dong, Pyungchang-dong areas.
  Villas are similar to western style condominiums usually less than 5 stories high with under 10 units per building. Sizes of villas range from 40 to as large as 100 pyung with 2-5 bedrooms and 2-3 bathooms. Villa is constructed on large space and more spacious than apartment complex. Most villas are furnished with basic appliances such as gas oven, refrigerator, dish washer, washing machine and air conditioning. A watchman and a manager take care of your security and maintenance.
  Apartments are largely high rise building complexes includes a supermarket, bakery, laundry room and other facilities. They are usually smaller than houses and villas. Such complexes are guarded by security persons per each apartment building, come with an exclusive parking lot and a shared garden.
An officetel is a composite word made up of office and hotel. It can be used as an office as well as a residence, and is commonly used by foreign business people staying in Korea.
